Toronto geothermal marketing has moved to towers and energy-as-a-service: someone else owns the loop, you rent the heat, the capital cost disappears from the pro forma. That can suit a developer. It is not what we do. We design, install and start up a plant you own — and we are still the phone number when a valve weeps in year eight.

The proof, not a mood board

A four-storey, 65,000 sq ft building plus an adjacent 54,000 sq ft single-storey structure — 119,000 sq ft with no room for a condenser farm. Figures from the Green Building & Sustainable Strategies feature on the project. We do not invent a portfolio around it.

  • 275tons installed Eighteen 15-ton water-to-water Polar Bear units, Copeland compressors, packless water coils.
  • 192 mboreholes (630 ft) Drilled off the vertical axis, fanning the field for about 10% more thermal footprint from the same patch of surface.
  • 39/80LEED points from the plant Close to half the points required for LEED Gold, from the mechanical system alone.

What the off-axis drilling was for

On a constrained urban lot, a purely vertical field can run out of ground before it runs out of load. Fanning the bores buys roughly 10% more thermal footprint without a larger site. Perimeter ice melt — passive and active — was built in. Capacity for a further 45 tons was left provisioned. That is a plant designed to be lived with, not a one-line “geothermal included” on a rendering.

Why engineers call

The chain is two companies long, not five.

Loop crew, mechanical contractor, consulting engineer, imported equipment brand. When the building underperforms, each one points at the others. We draw it, put it in the ground, pipe the plant and start it up. The heat pumps are Polar Bear units built in Toronto by Polar Bear Water Source Heat Pump Mfg. Inc. — a separate company we work alongside, not a badge we print on a box from overseas.

Renovations, additions, existing pipework, a plant that has to keep running while the new loop comes online. Total project engineering is the job. Empty greenfield is the easy version.

No mechanical yard

The condenser farm problem

Dense sites do not have a place to put outdoor heat rejection. A water-to-water plant in the basement, a loop in the ground, ice melt at the door — that is the architecture 501 Alliance used.

Serviceability

Year twelve is the real spec

Proprietary control boards fail, and only the original manufacturer sells them. Polar Bear uses ordinary over-rated relays. Parts are a drive across Toronto, not a boat. Read the philosophy before you spec a black box.

What we will not do

We will not sell you a utility wrapped as a heat pump.

Energy-as-a-service can be a rational structure for a developer who wants geothermal with no capital outlay. Understand the trade: you typically do not own the loop, and the 40-year asset sits on someone else’s books. If you want a plant in the building’s name, with drawings, a commissioning report and a phone number that still works, that is this company.

  • No unnamed “up to 80% efficiency” banners. We publish the project we can source, not a percentage with no baseline.
  • No fake case-study grid. Competitors in this market have shipped lorem-ipsum portfolios. We would rather have one building with numbers than twelve with stock skyline photos.
